Joseph Homes has completed a deal with Southern Housing Group to deliver the residential phase of its Parkhouse Street development with 100% affordable housing.
The scheme, championed in the planning stages for its green credentials, will continue to honour the impressive sustainable measures approved by The London Borough of Southwark to provide energy-efficient affordable housing for the local community. Joseph Homes will continue to deliver and operate 1,351sqm of modern and flexible commercial space for local businesses under its “Work Well” brand.
Core to Joseph Homes’ founding principles, sustainability of the build and finished development was a principal consideration throughout the design process, resulting in an innovative energy strategy, which will deliver a 38% reduction in residential energy bills because of its 84% carbon reduction. Plans also show a considerable contribution to biodiversity net gain and urban greening, by creating shared new open spaces at both ground and roof levels. The development will be car-free and provide 223 cycle spaces to help encourage sustainable transport.
Joseph Homes was advised by KALMARs, an established South London estate agent, and Southern Housing Group were advised by MTP Developments, a turnkey development advisor.
Paul Dipino, chief innovation officer of Joseph Homes, commented: “We’re delighted that the residential aspects of our Parkhouse Street development will be taken forward by Southern Housing Group, reflecting an undeniable synergy in our mutual goal to see this development offer affordable, energy-efficient homes in this key regeneration area. Burgess Business Park is being transformed into a new and exciting creative quarter, and we are extremely pleased that occupier wellness and positive environmental action will continue to be at the heart of this project, through to completion. Parkhouse Street has been a labour of love for us at Joseph Homes, and we’re really proud of the social benefit these homes will bring to the community.”
Activity on site is expected to begin by the end of this year.
James Price, head of acquisitions & partnerships at Southern Housing Group, commented: “What excited us about this scheme was its excellent location next to Burgess Park, the considered design (including the creation of over 2,000sqm of new open and accessible outdoor space) along with an innovative energy strategy which we believe will form the blueprint for many of our future developments. All of these factors combined to present a highly desirable and affordable location for the people of Southwark to live and we are delighted to be working with Joseph Homes as part of our commitment to delivering new homes and communities in the Borough.”
